From our base on Uxbridge Road in Hanwell, we work across Ealing, Hammersmith and the neighbouring West London areas.
Whether you’re planning a rear extension on a terrace in West Ealing, a loft conversion in Hammersmith or Fulham, or a full renovation of a period home in Chiswick, Kensington or Notting Hill, our builders cover the whole of the area. We regularly quote for house extensions in Acton and Shepherd’s Bush, loft conversions in Hanwell, Southall and Greenford, and refurbishments in Brentford, Isleworth, Northolt, Perivale and Park Royal.
Because we’re local, site visits are quick to arrange and we know the housing stock, from Victorian and Edwardian terraces to 1930s semis and mansion flats.
Planning differs by borough: Ealing, Hanwell, West Ealing, Acton, Southall, Greenford, Northolt and Perivale fall under Ealing Council; Hammersmith, Fulham and Shepherd’s Bush under Hammersmith & Fulham Council; Chiswick, Brentford and Isleworth under Hounslow; Kensington and Notting Hill under Kensington and Chelsea; and much of Park Royal under the Old Oak and Park Royal Development Corporation. We check your property’s planning position before design work starts.
FAQ
Frequently asked questions
Straight answers to the questions we’re asked most about building work in Ealing, Hammersmith and West London.
Do I need planning permission for a house extension in Ealing or Hammersmith?
Not always. Many single-storey rear extensions and some loft conversions can be built under permitted development rights without a full planning application. Permitted development does not apply to flats or maisonettes, is restricted in conservation areas, and can be removed by an Article 4 direction or an earlier planning condition. Your local planning authority depends on your borough, for example Ealing Council or Hammersmith & Fulham Council. We check your property before design starts and advise whether a householder planning application or a Lawful Development Certificate is the right route.
What can I build under permitted development?
Subject to limits and conditions, permitted development usually allows a single-storey rear extension up to 3 metres deep on a terraced or semi-detached house (4 metres on a detached house), or up to 6 metres and 8 metres respectively through the prior approval process, with a maximum height of 4 metres. Loft conversions can usually add up to 40 cubic metres of roof space on a terraced house and 50 cubic metres on a semi-detached or detached house, with no extension to the front roof slope. Rules on materials, eaves height, side extensions and boundaries also apply, and they can change, so we recommend applying for a Lawful Development Certificate for peace of mind.
How much does an extension or loft conversion cost in London?
Every project is priced individually. Cost depends on size, structural work such as steel beams and foundations, ground conditions, access, the specification of finishes, and professional fees for designers, structural engineers, Building Control and Party Wall surveyors. Rather than give a misleading per-square-metre figure, we visit your home and provide a free, itemised written quote so you can see exactly where your budget goes.
How long does a building project take?
It depends on the scope and on approvals. Councils aim to decide householder planning applications within 8 weeks of a valid application, and Party Wall notices must be served at least one or two months before the relevant work starts. Time on site depends on the size and complexity of the job, so we give you a written programme with your quote and keep you updated as the build progresses.
Do I need a Party Wall Agreement?
If your work affects a shared wall, involves building on the boundary line, or excavating within 3 metres (and in some cases 6 metres) of a neighbour’s building below the level of their foundations, the Party Wall etc. Act 1996 is likely to apply. This is common with rear extensions, loft conversions and basements. You must serve notice on your neighbours: two months before work to a party wall, or one month for new walls on the boundary and excavation. Neighbours have 14 days to respond. If they consent in writing, no surveyor is needed; if they dissent or don’t reply, surveyors prepare a Party Wall Award before work goes ahead.
Do I need Building Regulations approval?
Yes, for most extensions, loft conversions, basement conversions and structural alterations, even when planning permission is not needed. Building Regulations cover structure, fire safety, insulation, drainage and ventilation. Approval comes from the local authority’s Building Control service or a registered building control approver, and you should receive a completion certificate at the end of the job.
Can you help with drawings and design?
Yes. We can work from your existing architect’s drawings, or help co-ordinate a designer, structural engineer and any surveyors you need, so the design, approvals and build fit together.
Are you insured?
Yes. We are fully insured across all aspects of our building work. Insurance details are available on request before work starts.
